We fill out a form - with both parties asking questions about requirements, likes, dislikes and allergies, lifestyle and work patterns. Once we have both forms we run them to find matches. By meeting both parties we are able to guess if your personality will match also!

It is so important when sharing your home that you get the right person, and no-one knows this better than us. Our team all have experience of either being a lodger or having lodgers, and are able to pass on the benefit of personal experience to you.

Lodgers & Tenants

As a lodger the benefits are:

House Share

You pay weekly or monthly rent and that covers ALL of the household bills and your accommodation.

You will normally need to pay the first months rent and an additional month as a deposit. This is dependant on the landlord.

The lodger process:

    - We meet you and take a profile from you

    - We arrange viewing's on your behalf

    - Once you are matched - you pay the reservation / admin fee

    - We draw up the lodger agreement and you sign your part

    - You move in! This can be done in a day if the landlord is ready!

Our agreements are there to protect both you and the landlord, and once you have viewed a property and have both agreed that you match, then we will form this agreement on your behalf. We strongly advise you not to move in without this in place.

Landlords Information
�4250 tax free - Government Rent A Room Scheme

As a landlord you have a duty of care to ensure the property is maintained to a safe and hygienic standard. Gas checks and PAT tests are not a legal requirement, but we would recommend you have this done for your own safety anyway. Landlords cannot ignore their liability for death or personal injury resulting from negligence.

You would be expected to allow the lodger to have cupboards / space in the kitchen, somewhere to hang a towel to dry and facilities to wash, dry and iron clothes. It is down to you to agree with your lodger use of washing powder, dishwasher liquids and other household cleaning items.

There is a fee payable to us for sourcing a suitable lodger or tenant. This is dependant on volume of rooms and type of tenancy etc. Call for more details.

Landlords Process:

    - We arrange to view and photograph your property and take a profile

    - We run your details to see if we have current matches

    - We then add your details to the property portals & our website

    - We interview lodgers on your behalf and match based on what we know you want

    - We arrange viewing's

    - Once a match is made we take the tenants money and draw up the agreement

    - We deduct our fee and give you the remainder

    - Your lodger moves in!

Lodging deposits are not required to be held by the DPS if a house share agreement is used in preference to a AST.
