One of the most off putting things for a new landlord setting up a HMO is that fact that the tenants can run up the bills if no one is there to watch them. Keeping hte heating on full, the lights on in every room and basically running up bills that are horrific!

All landlords want to save money in their HMO - we want that too! There are a few money saving tips here. There are grants available to landlords making improvements to property for insulation. This can reduce the cost of heating a lot.
Lighting off!
Installing motion light sensors like the one above right. Motion sensors are often used in indoor spaces to control electric lighting. If no motion is detected, it is assumed that the space is empty, and thus does not need to have the lights on. Turning off the lights automatically in shared houses can save substantial amounts of money for the landlord. Quite often communal area lights are left on by tenants. You can install these in every room. If you prefer, you can use timer switches (see left the push button switch) - but they can often switch off in mid flow of a job (say you were vaccuming the stairs) and are really a second best.
Heating savers
To save money with the heating in your HMO, you can install a Horstmann Electrisaver E30 - Electronic Boost Control. This means that if someone is in during the day - instead of switching the heating on for the whole day - they would have to get up and push a booster button - that goes off after a fixed time. Installing a Water timer like these means that instead of the tenants being able to switch your heating onto constant - your bills are kept low!
